September routinely produces more new listings in San Francisco than any other month of the year, typically 12 to 16 percent of the entire year's inventory in a single month. If your plan is to start thinking about selling once September arrives, you're not early. You're already competing with everyone else who had the same idea.

The math behind the September rush

After Labor Day, San Francisco sees a second selling season that runs into mid-November before things slow down again for the holidays. Buyers who spent the summer on vacation come back with urgency, and inventory that's already staged, photographed, and priced correctly is what gets their attention first.
The sellers who benefit most from this window aren't the ones who list in September. They're the ones who spent August getting ready so they could list the moment the market turned its attention back on.

What August prep actually looks like

A San Francisco listing takes real lead time, and most of it happens before the sign ever goes in the ground.
Photography and staging need to be booked before every other seller in the city calls the same vendors in the last week of August. Disclosures take time to assemble and review. Any deferred maintenance, from a sticky window to a dated kitchen fixture, needs to get handled while there's no pressure, not while buyers are already touring.
